    Hey Kevin,

    It's best to have an insurance broker who can shop around for you. State Auto, US Assure, and OSC are some companies that I have had good success with for my clients. They tend to have the best coverage at the lowest prices. It does depend on the state and location though. Feel free to PM me if you'd like more information.

    I run an insurance brokerage here in Texas and I have to agree with Brian, having an insurance broker who can tend to your portfolio and shop the market to get the best bang for your buck is essential. We focus primarily on investors and recently I have written stout Landlord Policies with Travelers for under $1k/annually with low deductibles.

    I echo the prior suggestions and would add that the following may be beneficial:

    1. find an agent who is servicing other investors in your area for their knowledge

    2. Look for an agent who represents multiple companies.  The company that is best for house A is not always the best for House B.

    3. If you can find an agent that handles both commercial and personal Insurance that can be beneficial if you get into larger properties, flips, development, etc.

    4. If you are not local to the properties, check with local agents as well.  There are some Insurance companies that only operate in certain states.  They can often be competitive for the Dwelling Fire policies used to insure 1-4 family rentals.

    MY advise--do not look at the rates as much as you look at the customer reviews for paying out in claims.  Some insurance agencies will charge less, but if you have a claim, you will have a difficult time being made whole.

    Cameron is correct. As an independent agent, there are a lot of good options....We're having great luck with Safeco, Germania, Travelers and State Auto(depending on the location) for our investor portfolios in Texas. Reach out to me if you need more information.
