Undeveloped Land questions
I am helping my uncle sell some parcels he has in Sioux City Iowa (I live in WA state), they are undeveloped.
What is the best way to go about this?
They are zoned NC2 which is residential, single family or duplex, and we are looking to get a zone exception to allow NC5 for multi family.
Would working with a local real estate agent be good?
What about approaching development companies instead of using an agent?
I was thinking about making a web page for it also, and posting it on several land for sale and development web pages (if you know of any good ones, please let me know), would that be a good approach?
The longer route would be to put a team together, buy them and build it out and sell it or rent them out. I am open to that as well.

I've lived in Sioux City for 17 years but I've never gone through the development process. I'd be happy to answer questions about the area or contractors but some of the processes you're talking about I have never experienced.
I would suggest connecting with Nic Madsen from NAI United. Phenomenal commercial agent in the area.
Good luck and if you go the direction of some duplexes I would be interested in purchasing!
