Hi BPers. I'm trying to find a good script and maybe even a tri-fold brochure to leave behind after talking to folks about loaning, investing, or even getting into a JV. I recently retired from a W2 job so I know a lot of folks who have also retired and seem to have quite a bit of disposal income. So this isn't a group of total strangers or other investors. This is a group that we all meet for lunch once a month now that its safe to do so. They all know me and that invest in real estate. I've floated the idea out there before and got some "hey, sounds like a plan" but I want to get a little more serious. If I'm going to buy lunch this time around I may as well try to get something out of it. So if anyone has a really good elevator speech to kick things off and maybe a good tri-fold brochure to leave with them would be very grateful. These folks are mostly all engineers and project managers so they are detailed oriented types. Most of them have already asked me how to invest so I know they are interested. But they have watched too many episodes of Joanna and Chip making it look easy. When I tell them that it's a lot of hard work they have second thoughts. But if I can get them taking baby steps by just putting up the money and seeing a small return I may be able to ease them into partnerships and JVs. A win-win as we all like to say. Thanks in advance for all of your advice.
