Any Commercial Borrowers Have Success in Rate Modifications?

Just got a rate lowered with First Citizens Bank in South Carolina on a commercial note (20 year AM/5 balloon) from 5.25 to 3.5 with only paying 1/2 point fee. I've approached several other of my portfolio lenders asking for modifications and most are open to it.

Has anybody else approached their portfolio lenders on this? If so, any success?
