Sale of Mobile Home built on permanent foundation HELP

My mother is trying to sell her parents homestead after her father passed away earlier this year. It is a mobile home that was built onto a permanent foundation with a basement. This mobile home was put on the foundation around 1975. They do not have the original paperwork for the mobile home and apparently in June of 1975 they started putting serial numbers on these so record keeping could be better. They are being told without the serial number or original deed the banks will not lend on it.

The siblings and her have done the following

-Checked with original manufacturer of home for paperwork

- Searched the home in all the places these placards could be

- Contacted county register of deeds for records

- Checked with local Town authorities for records

- Checked with state DMV

None of these have produced a document of when it wad built or put on the property.

I am wondering if there is some sort of professional or other path to get this property certified that it was built prior to June 1975 so banks could lend on it.

Right now they were told cash offer is only option by their RE agent but I know that isn't the case they could Owner finance it to the next buyer.

If anyone has suggestions please HELP!
