Home Buyers Tool Guide [Need Advice]

Recently licensed as a Ca broker. 

I’m considering putting together a ‘Home Buyers Guide’ as a marketing tool with the hopes of educating first time buyers and possibly gaining customers. 

I’m turning to community for advice on what a first time buyer would want to see in such a packet.

Also, I’m curious if anyone has come across anything similar I can view.
