Straight Options

Tried a search but it turned up lease options and whatnot, not sure if theres much info on this. As far as regular options go how would you go about convincing sellers? Were at the bottom now many say, laying options for a semi-long term could be profitable. Any suggestion on convincing sellers? Id assume distressed sellers are not good for this method, so leave those to sub2 or another method. Some of you folks here are really smart Id love to hear from some of you crazy guys getting options for $1 and how its done.
