Quit claim or marital waiver

I live in Missouri which is a marital state. I own 3 properties which I owned before I was married. Am currently going through a divorce. One title company is telling me to have my spouse sign quit claim deeds for each property Another is telling me that nothing needs to be done since I owned them before we were married as they are not considered marital property.
