Responsibilities and Roles in Partnerships

Hi! My husband and I have two SFH premium rentals and are in discussions for a 0% down, seller financed deal. The house will be fully rehabbed andlst likely turned into a Corporate Furnished Rental bringing in excellent cash flow. So I have a 2 part question:

1- If we choose to buy, because it's a 0% deal what type of terms to offer? We would refi in a few years after adding a 4th bedroom and paying down some debt.

2- The seller is also open to a partnership in lieu of a purchase. Have YOU done a partnership without bringing money to the table? What did that look like for you? This specific investor will be doing at least a dozen more rehabs this year and is willing to partner on all of them.
