First Time Homebuyer

Hey everyone! I am currently searching for my first house purchase ever that I intend on becoming an income property. I will be working in Lansing, Michigan for the next three years and will be paying for the mortgage on the Armys dime (Basic Allowance for Housing).

My biggest question for everyone is outside analyzing properties that are similar in the area, hoe do you determine how much rent you van charge?

Also, have looked at newer builds as well / can this be used to run rent at a higher rate? Quality of the house being a new build versus renting a house that is say, 50 years old.
