Wholesale processes and contracts

I am working on a system for completing my first wholesale deals and I need information about processes and paperwork. I understand how to find my prospects and how to market to them. I will have a website and professional marketing materials in place. However, I need information about creating and communicating my offer, how to explain the process to the seller and how a contract Is structured that allows me to find a buyer, have them pay the seller and me at closing. I am unclear if I need an attorney, a title company or both. Any help would be much appreciated!
