Added home value from ADU in PNW

Hey BP community, 

I am getting ready to put my home on the market and am having a tough time finding any solid information on how much value an ADU can add to a properties value. After i bought the place i turned a portion of the basement into a studio apartment to use as an Airbnb, i intentionally designed the space to be versatile, the area can be used as a stand alone apartment with its own entrance, parking, full kitchen, bathroom and laundry or you could open up door in the hallway to use the space as a large entertainment area.

I've had a couple different real estate agents come look at my place as it is now and none of them seem to have any experience with ADU's or had input on how it will/can effect my homes value. Is there anyone in the Seattle/Tacoma area or PNW that has any experience with this? id love to get some input from anyone about the value the ADU adds and how to best market it in the listing.
