There is a commercial space for sale in my area that used to be a haunted house or something. The building is vacant now and is right across the street from a college campus and is surrounded by student rentals. I am looking to revamp and turn the space into a bar to rent out. My biggest set back is nailing down an idea of the income it would bring. 

Please let me know if you know of any ways commercial building owners come to a rental price for the bars or clubs.
