what sellers are more motivated to sell?

newbie needing advice/opinion. what type of sellers are more motivated to sell? for ex, I find that the preforclosures aren't that motivated. are probates more motivated? code violations? backed up property taxes? short sales? etc. who would be more motivated and where would I find leads for these motivated sellers?

Long-term owners with lots of equity seem to be the best target, particularly if their property is neglected. They may have a ton of equity but no desire to deal with renters or maintenance. They typically don't know the market well or understand the value of their property so you can pick it up below market and they'll still be happy.
