Start of a journey a house for every birthday

I might be too ambitious but in my first two - three years the goal is to buy 1-3 houses every year for long term cash flow. I live in California and cannot afford what it has to offer at the pace I want to. I am a risk averse investor, well atleast for now. I want to get enough cash coming to make some risky moves. I want to look at houses which are about 150k max with 20% down. Thinking about starting and growing this portfolio in Indiana. Where can I find some good agents and brokers who can work with the long term vision in mind. 

Ideally a turn key company would be ideal but realize they might want to manage more than just one property which I will not be able to provide in the beginning. 

I do plan to see if I can find a good deal for my wife’s birthday which is coming up on the 5th!
