Showing for potential first rental property purchase

Hi All,

I have a showing for my potential first rental property purchase tomorrow and I'm excited, but also feeling a little nervous about what to look out for.  The place looks like it was just renovated and looks like it's turn key, but I'm sure there are things I should be looking at/checking for to make sure it's a good deal.  Does anyone have some advice, or a couple of key things they're looking at when doing a showing on a turn key property (or I guess any rental property really)?   Thanks in advance!
