Attorney Help Needed in Dallas, Texas

I am currently trying to purchase a new construction home from a local builder in DFW metroplex. I cannot comprehend a lot of the things in the builder's contract, which seems to favor them in pretty much all of the situations. Since I am buying the home directly from the builder, and I do not have a real estate agent, I was trying to find an attorney who could help me with the contract and also until closing the home.

Can anyone recommend me to the right person (easily approachable) who can help me in this situation? Thank you.

Replied

@Sabal Rimal   Probably too late, but I suggest you always have a great realtor in your corner when building or buying a home.  Builders reps are always nice and friendly, but they represent the builder not you.   All kinds of shenanigan's builders can and will pull when you are on it yourself.  Representation from a realtor is different than from an attorney.  For example a realtor can go to your build job every so often to better ensure you get a good home, but an attorney will likely never do that.   Normally with most builders you can get realtor representation at no extra charge to you.  Over the past few years quality has continued to get worse, and I expect that to continue with the backup and build time we are now seeing in most parts of the metroplex.

If you're building with a production builder, an attorney can review the contract and help you understand anything that is confusing, but chances are they will not be able to change the contract or negotiate the contract provisions.  The production builders..DR Horton, Lennar, Toll Brothers, Drees, First Texas, etc will likely not change their contract or accept changes and YES they are designed to protect the builder and not you.  It's just one of those things you probably have to live with.

If you are building a custom home with a custom smaller builder, they may be open to changes.

I'll DM you a couple of lawyers you can call.  Having a realtor in your corner often gets you great advice on people like this to call, attorneys, inspectors, lenders, after market trades, and can also get you a better home.  Even with legal questions, sometimes when you are working with us, if it is a simple question and answer the attorney might answer it for free, but when you go at it alone, those same questions might cost you several hundred or several thousand.
