Home for sale in Florida... trying to help.

Hey everyone! I’m looking for answers... so my girlfriends dad is looking to sell their home in St. Petersburg, Florida. It’s on the market, they just had an offer on the table but buyers backed out after a 4 point inspection. I believe asking price is 300k would it be wise to sell the home off the market (for sale by owner)? There is tile everywhere, more than likely needs new or updated HVAC/Plumbing/Electrical 3/4bd 2bath. He’s been on and off the market several times in the last year what’s the best next move? As a contractor in Charleston I know what it will take to flip this home correctly. There’s a bit of work that needs to be done, the house is in good shape but what’s his best move in terms of selling?
