Landlord Friendly States

I currently own a SF Investment Property In New York, looking to transition to Multi-Family/Apartment Buildings. Any recommendations on landlord friendly states, that’s also an emerging market.

Texas, Florida, Alabama, Georgia, North Carolina. I would watch out for Nevada and be cautious since it does have big ups and downs and it is heavily reliant on hospitality and tourism. Look at a population migration map but basically everyone is moving to AZ, TX, or south east. Most of those states are all more landlord friendly then the west coast or New England.
