Buy with 40% down or wait for another?

Looking into buying a duplex that was completely renovated a year ago, rented at 870 per door, for 160k.

As a foreigner, it's hard for me to get financing and the best I can get is 70% LTV. However with this property the lender is willing to go to 60% only. So question is should I still go for it (I can afford it, just sucks I'll have 16k less available for another purchase) or pass and look for another property which is eligible for 70% LTV (Which might take a long time and cash flow worse).

Thoughts?

I’ve had to do 70 and sometimes 75, if it stilL meets your goals take it.
