HOA restrictions and fees

Hi, I plan on buying a property that potentially has HOA:

1. How can I find out the exact HOA monthly amount? Seller says the HOA is $200 annually, but I don't want to be surprised after the acquisition with a higher amount. Is there public information that I can look at?

2. How do I know if the HOA imposes any restrictions, such as a restriction on renting the property?
