Is there an advantage to buying a historic home?
Is there an advantage to buying historic homes? I know there are many disadvantages like unpredictable budget breakers, but is there a reason someone would choose a historic home specifically? I am looking at one in Central Texas to wholesale out and I'm not sure if there is a market for them at all.

Yes, besides a nice-looking house, you'll make great friends with"
1) Over-priced contractors that know how to fix hist properties
2) Guys in govt that need to approve ANY change/repair in the building to make sure it's correct (even if they know nothing and can take as long as they d*** well want to make up their mind and give you a permit),
3) Sellers of period-piece things like windows that are inefficient and up to 10x the price of efficient windows.
4) Nosy neighbors that want to make sure you keep the property just-so and can go to govt to make it happen.
You might get a prop tax break in return for having an open house once a year. However, you won't be able to raze the building to build something more useful.
Don't ask how I discovered this one (and final) time. Now I quietly smile when I drive by buildings like these.
