Current Private Lender Rate Trends

What is everyone seeing out there these days for rates and terms on private loans? I figure with the current state of the fixed income market, yield is getting pretty hard to find for a lot of people and lower rates on private lending should be starting to look more attractive. Just want to see what the market feels is fair right now. I was thinking short term (less than 3 months) would be 8% and long term (3 month+) would be 6%.
