Southern Orchard Real Estate, Ohio

Anyone familiar with Southern Orchard area in columbus, ohio. I noticed that on zillow the zestimates for this area which is neighboring German Village are less than 1/2 of the values of houses in German Village area for same Type, Style and Size.

If you look at houses within a 1/2 mile radius of Southern Orchard area, they're selling, estimated around $100000-$130000. Inside this area the houses go for less than $ 50,000.

I am a newbie and trying to understand the spread. Seems like a large difference for 1/2 mile even for different neighborhoods. Any thoughts
