Portfolio Loan
Hello All,
I have recently set up a LLC which will be used to shelter a commercial apartment building of around 20 units, ( not purchased yet ). I am looking to find a portfolio lender where I can use IRA money as collateral for down payment. This would be my first investment property and it will be professionally managed. for the first couple years. I have had discussions with some investors that say this is possible up to 70%. I am not looking to do this through a SDIRA. I have a condo free and clear also attached is a HELOC which I am willing to use as a downpayment if I had too but would much rather take the portfolio avenue if possible in order to limit my risk. I recently left my W2 job to pursue real estate full time, have access to a partner with W2 stated income if needed. Are small banks and credit unions my best avenue for this strategy?
