Inquiring Local Market Knowledge Advice

I am just starting my REI career at the same time I just moved to a new city (Billings, MT) due to my full time job. I need to educate myself on the local market to decide what niche I want to pursue for my first investment. I loved my Real Estate Agent that helped me buy a house here a couple months ago but since I am not 100% ready financing/educational wise to do my first deal, I don't want to call and take up time in her day everyday.

Any tips on websites/articles or anything to do some market research and also future planning for the city? The local forum on BP is pretty dried up for this area. I know going to the county office is one avenue to approach but COVID keeps messing that up for me. Any other suggestions would help too!
