Forever Lease? Help

Hello,

I rent with two other roommates in a 3 bedroom, North Carolina. We all signed a one year lease. A sixty day notice is required before the one year or we get charged an additional two months rent. I and the other roommate are moving out. The other roommate isnt sure what hes doing. According to the building all three of us have to sign the 60 day notice. If I sign it and he doesnt before the 60 days then i will be included in the 60 day charge and in a month to month rent forever until all three of us sign a notice. I have never heard of this before and dont believe it. Can this be possible? Legal? ..etc

Basically they say we all have to sign the 60 day notice.

I would be fullfilling my one year lease and giving them a sixty day notice, but since the one roommate might not sign i will be included in a month to month for as long as he wants until he signs a notice with us. Dont know how this is possible if i am fullfilling the one year and notifying them 60 days in advance myself
