I am getting creative with tax foreclosures
Hello I currently flip properties only through tax foreclosures. I focus more on quality over quantity. I am flipping 5-10 houses a year at a average purchase price of 30% ARV. Mostly California Oregon and Washington are my markets.
My new venture is land developments that I will be trying to begin my first one this year. My first question is - has anyone purchased land that is a through street of a residential neighborhood? If you remember the people in San Francisco who purchase the street in San Fran in a popular neighborhood. Link to video here -https://youtu.be/ra5LkTAL48M
I wonder what they did with that land ?!? I want to toll all the rich residents ;) no but seriously, I wonder if we can charge all near by residents or drill a massive hole in the ground. The city could have an easement, would I have to pull title to see that or is there a way I can see it remotely through the county recorder?
2nd question- have any of you ever leased land to billboard companies like Lamar or better than that put your own billboard and leased to others ?
If so how is the regulations on land , zoning , closeness to the free way and houses, heights of billboards, permits etc , things to look for. Would love to hear your stories.
