1st investment quadplex

This is my first diving into this, any and all guidance is appreciated.  I am looking to build a quadplex as my primary residence using va financing once the construction loan is complete. I am trying to get va financed mortgage built as affordably as possible using a template a friend of mine has used before. I'm hoping to get financing for approximately 450,000. My question is, is there any suggestions or recommendations on if my financing is the best plan. My goal was to try to get va financing to avoid as much out of pocket as possible so that I can do a second investment soon after this quadplex is built. Also wanting to know if there is a better way to finance other than doing the 20% down on the construction loan for 80% Ltv on the initial construction loan?

Goals:  -try to keep as much cash as possible once qplex is built in order to reinvest in other properties

- learn the building process in order to build eventually

-retirement investment property

Questions: - is there a way to get 90% as oppesed to 80 Ltv for constrution loan

- will i get cash back when construction loan is eventually Va financed

-is going convential financing more appropriate for this strategy?
