Post Covid - which is better, residential or commerical?

I'm new to real estate investments.  We currently own one office space, but are considering purchasing additional properties as investments.  I'm wondering what everyone's thoughts are on which is better post covid?  I like commercial because it seems there are less headaches (no 2am calls,) better profits and longer terms, however...

I hadn't really thought about it until I was discussing this with a friend.  He said that now with everyone telecommuting, office space may not be as needed anymore.  Given this feedback, what are your thoughts?

I'm also considering purchasing a dental office...any feedback to offer with regard to owning and leasing dental offices?
