Analyzing a 4 unit property

Wanted to get some input on analyzing a four unit. I'm taking a look at a four unit tomorrow. There's two 4 units I'm interested on making an offer on, only would be buying one if them.

What sort of expenses to you figure for vacancy, repairs, cap ex, and prop mgmt? I've been using 7% for vacancy, 7% for repairs, 10% for cap ex, and 10% for mgmgt.

Just want to make sure those are all high enough, as I dont want to under-analyze a property. My goal is not to have month-to-month leases, in order to keep vacancy low and hopefully less headache.
