Investor Guidance About Investing In Memphis TN

Good day and thank you in advance! I want some guidance as referenced in the title. I am a out of state investor with interests in properties Memphis TN however I have no idea the areas to avoid in terms of crime. I notice it is not short on inventory! Whats the real scoop?

I use the crime map found on Trulia.com for this data. Being from Memphis, I know first hand that it is a street-by-street city - NOT zip code by zip code. For instance, I live in 38111 and we are tearing down homes to build new in my community. However, the southern portion of 38111 has a high crime rate and you can buy homes affordably. 

Let me know if you need some "boots on the ground" I'd be happy to drive by a property you are considering if you need someone to check it out.
