CA/LA BRRRR finding deal querstion

Hello everyone, I am living in CA Los Angeles and starting to look for deals. 
I have a question on which calculator should I use FIRST when inputting numbers from redfin, realtor, etc should I be using the BRRRR Calculator or Rental Property Calculator?
