What’s a reasonable price?

I’m looking to buy a house or land to build a house. I have found 4 acres. 2.5-3 is roughly open and the rest is woods. Also there is about 18 pecan trees on the property. There is a trailer on the property. The trailer is not in good shape at all and needs to be trashed. It has a well and septic but unsure on last inspection as of now. Asking price for land and trailer is 79,000. What would be a reasonable offer? I’m looking to possibly build a home on the property.
