Financing Multifamily Zoned as Individual for House Hack

While searching for multi families to house hack came across this one but the realtor says the 2 apartments are actually separate and therefore not considered a 2 family home. How would this work in terms of financing? Is there any way around getting an FHA loan on one and then financing the 2nd as an investment property unlike other multi families where one loan covers the whole property?
