Financing a House (Sellers Perspective)

From the sellers perspective, what is the big deal about closing with cash? Is it just being able to avoid the appraisal and other possibly required repairs? As much as I love it and will use it to my advantage, how is it that those few expenses transfer to huge discounts when paying with cash?
