Snohomish County Newbie, and my head's spinning

Hey BP,

For ages I have wanted to get into flipping homes. Now, after raising a large family and all that goes with it, I am diving into this. I have some money, but I'm not loaded, and I still work long hours at my day job. I have secured services of a hard money lender and have prequalified with a mortgage broker for conventional loans and HELOCs. 

I am using my 2 to 3 hour commute time to listen to good books on the topic, and every weekend I go look at homes with an agent. My market, Snohomish Count (35-40 miles northeast of Seattle) is pretty tight. I am having trouble finding a good deal, at least one I am confident in. My agent is working with her title company to see if we can find some off-market deals. I am learning so much and, at times get very excited about my future and alternately get overwhelmed. 

If there are any wholesalers in my area who might have some properties you think we can both make money on, I'm all ears. And if anyone has some insight or advice, I'm all ears for you too.

@William Fifield don’t hold your breath on these elusive “off market deals”. Folks that are motivated to sell their home know where to go....the mls. I’ve bought a lot of decent properties, not a lot of amazing ones. Each one I purchased added more cashflow to make the next one easier. They have added up to a sizable portfolio as many of my colleagues sat on the sidelines looking for their golden goose.
