Input for Analyzing Deal In Missouri

I need a little guidance for this analysis.  Feel free to be critical.  I don't easily cry.

A friend in northwest Arkansas sent me this when I asked him if knew of any rental properties for sale near Rogers, Arkansas. I was not expecting this.  I have not bought my first rental property.  The owner suggested building 8 more 1000 square foot cabins on the property.  I have yet to ask about permits.  This is just an idea in the making.

It has two 1 bedroom cabins and one 3 bedrooms 2750 square foot home on the property.  Tenants all work for Tyson Chicken in Noel, MO.  Low wage earners, thus he insists on weekly rent. The owner has his farm hand collect rent every week from each tenant.  People on BP have advised me to be creative in thinking.  This is the raw deal sent to me.  I included the napkin analysis from the owner.

Excellent Business Opportunity for cabin rentals in Canoe Country, Noel, in south west Missouri.This beautiful area is canoe country with other popular outfits like Gracie's Canoe Camp, Kozy Kamp and Lazy Days.
2 acres called Red Top, located off Highway 59, backs up to Butler Creek. Picturesque, natural ideal setting.
House, 3 bedroom / 2 bath, 2,750 sq ft with new flooring, the tenant has been living there for 2 years paying $260 per week and making improvements like new flooring. (No pictures of the interior.)
