opportunties in the west coast of USA

Hi,

Where is the best opportunities for residential rental properties in the west coast of America? Looking for positive cash flow. We live in SoCal, and prices are too high to earn positive CF, will have to hold to gain from appreciation.

And as a follow up, how do you recommend I research for this?
