Lis pendens lien investing

I had a seller that called me from a mailing and said she is interested in selling but she has a lis pendens lien on the house.  How does that lien work?  Can I still buy the house?

    @Michael Campbell You could also look up the recording on the county official records site and get the case file number and then look up the case on the county court system to find out what it is for. Most if not all of that should be free public record online. If it is not free to view the documents online you could go to the county building and view them for free I think. If they have a cost it is probably minimal.
