HouseHack Next to Gas Station: Potential Concerns?

Hello everyone. I found a duplex that I am considering purchasing as a house hack. Only issue, is it is right next to a gas station. Obviously I want to negotiate on price for this, but does anybody see any potential issues here? I'm already considering slightly lower rent than the immediate area. I'm considering noise and smells but I have no idea what to expect from an environmental standpoint. I'm assuming I may have to test the ground to make sure it isn't contaminated. What would go through all your minds when evaluating a house hack next to a gas station?
