Raleigh, a suburb in Memphis TN.

Hi all,

I've recently come across a nice opportunity in Raliegh which is in Memphis, TN. I've lived in Memphis for almost 20 years but I am not too familiar with the Raliegh area. I've spent my time in Bartlett, Cordova, Arlington, Eads, East Memphis, Germantown, midtown, downtown, etc. I know those areas street by street. 

The secret is obviously out in the areas I mentioned above and it seems the deals are located in Raliegh that make sense from a numbers standpoint when using the BRRRR model. Outside of the numbers, judging on a feel for the area, I cant seem to connect the dots on a "path of progress" standpoint.

Memphis has grown tenfold since I've lived here, however, I am not sure about Raleigh. My questions are directed to others who invest in this area. 

How has your experience been with tenants and have you been able to raise the rent every year?
I know what Memphis is like from a crime standpoint and I know what the internet says, however, for investors who have properties in the area, what is your experience like with property crime?
Do you think Raliegh can catch up with other areas of growth in Memphis over the next 10 years?
Knowing what you know now and based on your investment experience in this area, would you do it again?
