RedX is a good platform for expired listings.

another source for motivated sellers - "For sale by owner" listings on Zillow.

Lastly, you can get leads from the county clerk's office for potential estate sales and divorce records. Not the easiest time to speak to folks about selling their property but the motivation is certainly there.

Direct mail marketing. You have to build a funnel of leads and know how to narrow it down to viable opportunities, have solutions at the ready for their problems, and be ready to pounce when a deal is found.

You can go to the office and let them know you - are an investor or help people sell their homes after divorce/loss of a family member. Then ask them where you could find information on divorce records/lis pendens/estates.

Every county clerk's office is different. Here in Queens County, they just point you to a desk and computer and you have to manually sift through names and addresses.
