How do I advance in Real Estate

I have a deal that I see is a no brianer, but I do not have one person that I know willing to fund me.  I found a 5 mobile homes that are renting for $500 a month each mobile home ($2,500).  The rent has not been raised in 7 years, but beyond that after I include the water, vacancy 10% which I doubt, property taxes and $200 for a month for a management fee, I would still clear $18,400 a year.  No one in my whole circle is willing to fund it.  Maybe I need to wholesale a few more years in order to save up enough money to buy something cash.  Any ideas?
