Buying an occupied house at auction

 This is a Hubzu house - 

I’m wondering if anyone has bought a home with the homeowners still there. 
it’s been foreclosed , but they’re still in it. 
I know I’ll have to evict or offer them money . 

What is a typical cash for keys offer?

Should I expect the house to be 

trashed by them before 

they leave- if evicted ? 

anyone  who’s had this experience please let me hear from you .
