Looking for a home to BRRRR

I am looking for a single family home to four plex to BRRRR in the area between Statesville and Cornelius, North Carolina.

I would love a 3/2 (or something that could be converted), 1,100 square feet or more, and in distress of some type.

If anyone knows of any out there, I would love to know about it. Additionally, I’d be happy to partner with someone and do A LOT of the leg work, if you are interested.

I am very strong at communication, building teams, and problem solving
