Borrowing money from property

Hello, I purchased a duplex in January and now that the house is complete I have no more cash to pursue another investment property. My father told me that he can put one of his houses that is all paid for in my name, if he does this I am wondering what the most efficient next step would be? thanks for reading and I am looking forward to some great feedback.
