12% yield Brandon Turner& David Greene

Both of these guys said their threshold for returns is 12%, or they won't bother with a deal. (Assuming they mean cash-on-cash since that would be a lousy IRR. Would be a tough cap rate- possible, but not likely)

So, anyone here from the community actually bought any new deals in the last year or so that yield 12% or better, cash-on cash?

Would love to hear if people are having this level of success in these markets.

Those values will still be there. It is so much happening downtown Detroit and no matter if the so called hipsters moved out nothing will be affected. We have the opportunity zones that are pushing investor projects and new development, expansion of the chrysler plants. I don't push Detroit on anyone but it will have the same ups and downs as any city but people place it under a microscope.
