How should I start building my list?

Hello BP! Terel Here,

I'm new to investing and looking to land my first property deal by summer 2020. I'll most likely take advantage of the FHA loan to purchase a Multi-Family (3-6) in New Bedford MA, and I've already started driving for dollars to scope out specific neighborhoods to look to buy in and which to avoid.

Can anyone recommend a list of parameters to include in my letter to the accessors Office, or any good online resources so can begin building my list. Looking to purchase a cash flowing property in need of mid-low level rehab.
