Bought a house “as is” what is mine?

I’m in escrow on a house where the owner ran out of money during the remodel. The inside is a complete mess, demo materials scattered all over the place and all kinds of stuff that I’m sure he intends to leave. However their are a few items worth keeping such as a refrigerator and a couple other things. Am I entitled to everything in that house if it is sold as is and if he does take the refrigerator is he obligated to remove all the trash from the premises?
